Mayor Mignogna

Questions often arise about our municipal ordinances/regulations regarding adding sheds, fences or pools and the restrictions on new construction.

As in all states, the use and development of real estate is governed by planning and zoning laws and regulations.  The primary regulations are found in state statutes known as the New Jersey Municipal Land Use Law and the Voorhees TownshipZoning Ordinances.  Like other municipalities, every parcel of real estate in Voorhees falls within a particular zoning classification which governs the type of uses permitted such asresidential, commercial or industrial, as well as bulk requirements such as building height, setbacks and parking.

Generally, the Planning Board adopts a Master Plan which guides the use of land within the municipality. The Planning Board must reexamine the Master Plan at least every 10 years and adopts a report of the findings. The Voorhees Township Committee subsequently approves the Official Map, which determines the zone for all properties within the municipality and passes zoning ordinances which then become law and govern all requirements for each zone. The most recent reexamination was completed in 2012. In effort to keep our codes up to date, the next reexamination is scheduled for 2022.

The Township Master Plan and a link to the code of ordinances are available for review on the Township Website, www.voorheesnj.com.
